This beach villa must have one of the most unique and enviable locations of any in Sri Lanka. High up and tucked slightly away from the Western end of Mawella Beach it has supreme views south over the Indian Ocean. Views North look out over Mawella Lagoon and from certain points of the land you see the full sweep of Mawella Beach itself. 

The villa was designed and built by an English architect and has Tropical Modern styling with a simple, minimalist feel. Floor-to-ceiling pivoted doors swing open making the most of the views from every bedroom and living space

The house has three bedrooms, one with private ensuite bathroom and two that share a bathroom. The central space offers an open plan kitchen and living area; all opening to a terrace that overlooks the garden running down to the beach. 

From the villa you can walk across the rocks at the bottom of the garden a short distance (20 metres or so) to what is effectively a gorgeously private beach - the only access being from the house. 

There’s no such thing, technically, as a private beach in Sri Lanka but this is about as close as you’ll get. 

Flanked by headlands with no development it is a stunning spot. The sea is swimmable for good parts of the year but just enjoying the beach itself, tucked away from any other visitors, feels a genuinely luxury experience.
